If you’re wanting to build one of our homes on your own, we have a solution for you. We will engineer your plans specifically to your local municipalities requirements so that you can obtain a build permit. Read more below…

Getting Started

The first step on this new journey is to go through the getting started process and get the starter set of plans. What this means is it puts you on our radar. It shows us you have a strong interest in getting one of our homes built, so we want to be a partner in making that dream happen.

After you submit your info, you will receive an email within 2-3 business days. This email will contain the following:

  1. Pre-engineered PDF plans
  2. Pre-Build Checklist
  3. Land Buying Guide
  4. Site Plan Guide
  5. Engineering Guide

Having these initial sets of pre-engineered plans and guides will give you a good sense for logistics around what everything entails. For example, you’ll be able to look at the dimensions of the home design and compare them against the build envelope of your lot or plan out rooms.


Modifying your plans

We can almost modify anything on any home design to get it exactly how you’d like! This means adding a basement, more square footage, increasing deck sizes, etc. You name it, we can probably do it! We will work back and forth with you to build a 3D model of your home to your exact specs. Placing a Deposit on the Materials

Once your plans are exactly how you want them, it’s time to get ready to order your materials. But first, in order to do that, we need to make sure that the architecture is synced up with the structural engineering. Our engineering partners will take your design and create a detailed framing and foundation plan that will ensure that your home can be built on your lot.

Our structural engineering plans will include the following:

  • Roof & Floor Framing Plans
  • Footing & Foundation Plan
  • Shear Wall Plan
  • Structural Details
  • Structural Engineering Calculations (Snow, Wind, Seismic, etc.)

When the structural engineering has been approved and completed, we can then order all of the materials.

Modifying your Materials & Finishes

Once we’ve completed your structural engineering, we have the ability to work with you on customizations to the finishes. Things like countertops, cabinetry and flooring. As a default, all of our materials are meant to match the 3D renderings on our website, but this does not mean you can’t modify the finishes to your own liking. If a significant cost difference occurs with any modified materials, it will be applied to the final total of the materials purchase.


Completing the Purchase of your Materials

Once your deposit has been made, all modifications have been finalized and your structural engineering has been completed, it’s time to complete the purchase of your materials so we can source them and get them delivered to your build site.

We will send you a purchase agreement, along with wire information to proceed with the complete purchase of the materials. Once the wire transfer has been confirmed, we will begin the process of sourcing the materials and scheduling delivery services to your lot.


Ordering, Sourcing & Delivering the Materials

If funds are available at this point, we will begin to source all of your materials according to your structurally engineered plans and finalization of your materials.

General Materials Delivery Schedule

All payments will be made up front. Sourcing materials cannot be done without a completed payment. Expect anywhere from 6-10 weeks for initial sourcing to completed and ready for delivery. 

  • Month 1 (Exact date TBD) : Lumber & Construction Materials (40%)
  • Month 2 (Exact date TBD) : Roofing & Vapor Barrier, Sheathing (15%)
  • Month 3 (Exact date TBD) : Windows, Doors, Decking (15%)
  • Month 4 (Exact date TBD) : Walls, Cabinetry (10%) 
  • Month 5 (Exact date TBD) : Flooring & Finishing Materials (10%) 
  • Month 6 (Exact date TBD) : Appliances, Fixtures, Paints & Stains (10%)

Hutch Materials Delivery Schedule

  • Month 1 (Exact date TBD) : Lumber & Construction Materials, Roofing & Vapor Barrier, Sheathing  (40%)
  • Month 2 (Exact date TBD) : Windows, Doors, Walls & Cabinetry, Flooring (30%)
  • Month 3 (Exact date TBD) : Finishing Materials, Appliances, Fixtures, Paints & Stains (30%)

Once all materials are sourced, delivery will take place to the build site and the items will be ready for construction.

Estimated time: 6-8 months for sourcing and deliveries for Ayfraym, Ayfraym Plus, Ayfraym Tiny, Galodge, & Barnam. Hutch is estimated at 3-4 months for sourcing and delivery.
