Building a new home is not a simple task. That’s why we’re striving to become the first company in the world to make it dead simple. Our process below outlines how we work to make your dream come true.

Getting Started

The first step on this new journey is to go through the getting started process and get the starter set of plans. What this means is it puts you on our radar. It shows us you have a strong interest in getting one of our homes built, so we want to be a partner in making that dream happen.

After you submit your info, you will receive an email within 2-3 business days. This email will contain the following:

  1. Pre-engineered PDF plans
  2. Pre-Build Checklist
  3. Land Buying Guide
  4. Site Plan Guide
  5. Engineering Guide

Having these initial sets of pre-engineered plans and guides will give you a good sense for logistics around what everything entails. For example, you’ll be able to look at the dimensions of the home design and compare them against the build envelope of your lot or plan out rooms.

 

Modifying your plans

We can almost modify anything on any home design to get it exactly how you’d like! This means adding a basement, more square footage, increasing deck sizes, etc. You name it, we can probably do it! We will work back and forth with you to build a 3D model of your home to your exact specs. Placing a Deposit on the Overall Project

Once your plans are exactly how you want them, it’s time to get ready to order your materials. But first, in order to do that, we need to make sure that the architecture is synced up with the structural engineering. Our engineering partners will take your design and create a detailed framing and foundation plan that will ensure that your home can be built on your lot.

Our structural engineering plans will include the following:

  • Roof & Floor Framing Plans
  • Footing & Foundation Plan
  • Shear Wall Plan
  • Structural Details
  • Structural Engineering Calculations (Snow, Wind, Seismic, etc.)

When the structural engineering has been approved and completed, we can then order all of the materials.

Estimated time: 3-6 weeks

 

What’s included in a Turnkey Build?

Basically everything you’d need to move into one of our homes. With our turnkey pricing, we assume that the build envelope will be flat, clear and we have access to all utilities within 50′ of where the home will be built. If out-of-scope laborious tasks are required such as tree removal, rock removal, advanced foundation systems such as stilts or other abnormal foundation systems, additional costs may be added to the overall project cost.

  • Structural Engineering
  • Earthwork
  • Foundation
  • Framing/Roofing/Rough-in
  • Insulation
  • Plumbing
  • Electrical
  • Finishing work
  • Woodwork
  • Appliance installations

 

Obtaining a Build Permit

Before you can build a new home, many municipalities want to know what you’re building and if it will hold up to the local environment over time. To do this they have things like building code, zoning regulations and requirements for structural designs. Our process up until this point is to ensure that you will be ready to build your new home. We will work with you to ensure all required documents are prepped and ready to submit to your municipality to get an approval.

Estimated time: 2-4 weeks

 

Finalizing a Financing Plan

If financial support is needed, we have an in-house financing solution in place. We will start the process by getting you pre-approved for the Turnkey amount + the cost of your lot if that’s needed. We will work with you to finance the final completed home and have national partners in place for construction loan financing as well.

Estimated time: 1-2 weeks

 

Ordering, Sourcing & Delivering the Materials

If funds are available at this point, we will begin to source all of your materials according to your structurally engineered plans as well as your financing scenario. For example if you’re paying cash, we may be able to get all of your materials to you very quickly and around the same time. If you’re financing, we may be required to break down materials deliveries into structured dates. These are typically called draws and are used within a construction loan.

Once all materials are sourced, delivery will take place to the build site and the items will be ready for construction.

Estimated time: 6-8 weeks (if cash) 3-6 months if draws are required.

 

Assembling a Build Crew

We have two options for getting your home built:

  1. We will organize a mobile crew to come to you and live on your property while building
  2. We will work with a local construction company or general contractor to complete the build

In each case above, the fixed amount we agree upon for the Turnkey price will not change.

Construction

Once we’ve agreed on a crew to build your new home, they will be on your property within 2-3 weeks to start construction.
