PHASE ONE
Concept & Communication
Our goal is to make your dream come true. We start by learning as much as possible upfront in order to understand the home we will be designing to meet your exact needs. We’ll kick things off with a virtual site review to understand more about the local topography. From there we will create some sketches to block-in our shapes and general direction for the project. We then move to a 3D concept structure and once we achieve the desired form, we begin refining your floor plan. We’ll create a finalized 3D concept for you to review before moving to the next phase.
Fees: We charge $15,000 to create a Grouped Everywhere® Model concept and $18,000 for a Grouped Bespoke Structure concept in 3D (included in overall fee) using the topography from your lot. We collect 50% upfront and 50% upon completion of the concept.
PHASE ONE

Fees: We charge $15,000 to create a Grouped Everywhere® Model and $18,000 for a Grouped Bespoke Structure Concept in 3D using the topography from your lot. We collect 50% upfront and 50% upon completion of the concept.
PHASE TWO
Pre-Construction
We’ll meet with you and our team, on-site to discuss and review the concept we’ve created in detail. From there we will perform an in-depth Site Analysis to learn everything we can about your land and the earthwork involved. The learnings from our Site Analysis can help us make better informed decisions and improve our initial conceptual design. We’ll then work on a site plan, review and finalize materials to help create new, refined 3D models with more detailed interior architecture and exterior updates. We’ll finalize all details as they relate to millwork, finishes and fixtures before diving into the structural engineering as well as mechanical, electrical and plumbing drawings. Before completing Phase Two, we will have an accurate idea of what final costs will look like with the General Contractor.
Fees: We charge 5% of the cost of construction for Grouped Everywhere® Models, and 9% of the cost of construction for Grouped Bespoke Structures. We collect 50% before beginning any work, and the remaining 50% before ground is broken.

We’re ready to build. At this phase our team will be readily available to assist the General Contractor in providing feedback related to the construction drawings or assistance in making last second changes. Our goal is to insure your build matches your vision, and we will make site visits and schedule meetings to see your expectations through to completion.
