2. Pre-Build
The Pre-Build phase is the second phase in your journey to building an Everywhere® Home. The purpose is to get you prepped for a build permit by creating your Site Plan, performing all of the engineering work, structural load calculations, MEP, all associated drawings and gathering bids for your project.
Deposit Payment
We take a deposit payment during the Pre-Build phase in order to perform the necessary services that will allow us to obtain a build permit for your new home. Deposits are typically between $17,000 and $25,000 depending on your home model and can be split into one, two or three installments over a maximum of 3 months.
Your deposit will be used to perform the following:
- Site Plan Drawings
- Structural Engineering
- Load Calculations
- MEP Engineering
- Bidding
- Build Communication
Here is a breakdown of how we utilize the funds:
– 20% Site Planning
– 5% Communications with Civil Engineering Team
– 37.5% Structural Engineering & Load Calculations
– 5% Architectural Communications with Structural Team
– 20% MEP Engineering
– 2.5% Revisions based on HOA or Municipality requests
– 5% Builder/Plan communications
– 5% General team communication for project
Site Planning
A Site Plan is necessary for obtaining a build permit as it will display where the home will be positioned on your lot. It will also show how the home is connected to the local utilities and what the topography layout looks like.
Structural Engineering
Our team of Engineers is licensed in all 50 states and some parts of Canada and will produce stamped structural drawings and load calculations for determining snow, seismic, wind and soil loads for the environment that exists where your home will be built.
MEP Engineering
Mechanical, Electrical, Plumbing drawings. These drawings will show you where all your lighting and HVAC systems go, all your electrical and plumbing along with materials schedules.
Finalizing Materials
Within the Pre-Build Checklist you can finalize all the materials. Do you want to match the renders on our website or do you want to swap out some of the finishes and products with your own ideas? We want to ensure our system is flexible enough to keep you happy.
Submitting for Permit
When we have completed all the drawings and materials finalizations for your home, we are ready to submit everything to the municipality to obtain your build permit to begin construction!
